Single-Family Inspection
Our standard home inspection is performed in accordance with the New Jersey and InterNACHI Standards of Practice. It includes a visual, non‑invasive evaluation of the home’s major systems and components, such as the roof, structure, foundation, exterior, electrical, plumbing, HVAC, attic, insulation, and interior. A detailed digital report with photos and recommendations is provided within 24 hours.
$500 for homes up to 2,500 square feet

Condo/Townhouse Inspection
Our condo and townhouse inspections follow the same high standards as our single-family inspections, focusing on the major systems and components accessible within the unit. This includes the interior, HVAC, plumbing, electrical systems, insulation, and any accessible attics or crawlspaces. Exterior and roof components are inspected only if they are the responsibility of the unit owner and safely accessible.
$375 for condos and townhouses up to 1500 square feet

Multi-family Inspection

Our multi-family home inspections are performed in accordance with the New Jersey and InterNACHI Standards of Practice. Each unit is inspected individually and includes an evaluation of all accessible interior systems, such as structure, HVAC, plumbing, electrical, and insulation. Common areas and shared systems are also reviewed when accessible and applicable. A detailed report is provided for each inspected unit.
$375 per unit (up to 1,500 square feet per unit)

New Construction Evaluation
Our new construction evaluation provides an objective, third-party assessment of a newly built home prior to closing. This inspection focuses on verifying that major systems and components were installed properly and function as intended. We inspect structural elements, roofing, plumbing, electrical, HVAC, insulation, and interior finishes for visible defects or incomplete work, following InterNACHI and New Jersey Standards of Practice.
$500 for homes up to 2,500 square feet

Pre-listing Inspection
Our pre-listing inspection helps sellers identify potential issues before listing their home on the market. By addressing concerns in advance, sellers can reduce surprises during buyer inspections and improve negotiating power. This visual inspection covers the home’s major systems and components including structure, roof, electrical, plumbing, HVAC, interior, and more, following New Jersey and InterNACHI Standards of Practice.
$500 for homes up to 2,500 square feet

Focused Inspections
Roof Inspection
Our roof inspection includes a detailed evaluation of the roof covering, visible flashing, penetrations, drainage, and structural components. The inspection also includes drone photography for a full aerial view and a visual inspection of the attic when accessible. This service helps identify signs of wear, leaks, or improper installation.
$250 including drone photography and attic inspection
Infrared moisture scanning is available for an additional fee. Pricing may vary based on roof size and accessibility.
Foundation Inspection
Our foundation inspection is a visual-only evaluation of the accessible foundation walls, slabs, piers, posts, and support structures. The inspection looks for signs of settlement, cracking, moisture intrusion, and other visible defects. This service does not include engineering analysis or invasive testing.
Starting at $275 for visual-only foundation inspections
Infrared moisture scanning is available for an additional fee. Pricing may vary based on foundation type and accessibility.
Pre-Drywall Inspection
Our pre-drywall inspections are performed in accordance with the New Jersey and InterNACHI Standards of Practice. This inspection is ideal for new construction and takes place before drywall is installed, allowing us to inspect structural components, framing, plumbing, electrical, HVAC, and window/door installations while fully visible.

Annual Home Maintenance Inspection
Our annual maintenance inspection is designed to help homeowners stay ahead of costly repairs by identifying wear, aging components, and emerging issues early. This inspection includes a visual evaluation of all major systems and components, including the roof, structure, HVAC, plumbing, electrical, attic, insulation, and interior finishes. It’s ideal for proactive homeowners who want to maintain their property’s safety, efficiency, and value over time.
$425 for homes up to 2,500 square feet

11 Month Follow-up (New Construction)
Our 11-month warranty inspection is designed for homeowners nearing the end of their builder’s one-year warranty period. This inspection helps identify defects or issues that may have developed since move-in, allowing you to request repairs while still under warranty. We evaluate all major systems and components, including the roof, structure, HVAC, plumbing, electrical, and interior finishes. This service is especially beneficial if we performed the original new construction inspection, allowing for direct comparison.
$350–$500 depending on home size and whether we performed the original inspection

PWTA Compliant Well Water Testing
PWTA Well Water testing is required by New Jersey law for the sale or lease of properties served by a private well. Our service includes full sampling and laboratory analysis performed in accordance with the Private Well Testing Act. The test covers all required parameters, including coliform bacteria, nitrates, lead, arsenic, volatile organic compounds (VOCs), and other county-specific contaminants.
$995 for full PWTA-compliant well water testing
Results are typically available within 7–10 business days. Additional fees may apply for expedited turnaround or retesting.
Ancillary Services
Radon Testing
Radon is a naturally occurring radioactive gas that can enter homes through the foundation and pose serious health risks over time. Our radon testing uses calibrated electronic monitors placed in accordance with EPA guidelines to measure radon levels over a minimum 48-hour period. Results are provided in a clear, easy-to-understand report.
$150 when added to a home inspection · $225 as a standalone service

WDO (Termite) Inspections
Our Wood-Destroying Organism (WDO) inspection—commonly referred to as a termite inspection—evaluates the structure for visible signs of termite activity, wood-boring beetles, carpenter ants, and wood-decaying fungi. This inspection is often required during real estate transactions and includes a written NPMA-33 report when applicable.
$125 when added to a home inspection · $200 as a standalone service
Performed by a licensed inspector in accordance with NPMA and New Jersey state requirements.
Oil Tank Sweep (UFST)
Our oil tank sweep is a non-invasive scan of the property to detect the possible presence of abandoned underground fuel storage tanks (UFSTs). Using specialized equipment, we scan accessible exterior areas and flag any anomalies that may indicate a buried tank. This is an important step in preventing costly environmental and property issues.
$175 when added to a home inspection · $250 as a standalone service
This is a preliminary scan and does not include soil sampling or excavation. Further investigation may be recommended if anomalies are detected.
Mold and Air Quality Testing
We offer mold swab testing and indoor air quality sampling to help identify potential mold contamination and airborne particulates within the home. Swab samples are collected from visible suspect areas, while air samples are taken using industry-standard equipment and include an outdoor baseline for comparison. These tests can help confirm concerns related to moisture intrusion, allergies, or musty odors.
Mold Swab Testing: $195 for up to 2 samples · $50 for each additional sample
Air Quality Testing: $395 for 2 indoor samples + 1 outdoor baseline · $50 for each additional sample
Lab results are typically available within 36–48 hours. Expedited results may be available for an additional fee.
Sewer Scope Inspection
Our sewer scope inspection involves inserting a high-resolution camera into the main sewer line to visually inspect the condition of the pipe. This helps identify issues such as blockages, tree root intrusion, cracks, sagging, and other damage that could lead to costly repairs. The inspection includes a recorded video, documented findings, and recommendations for next steps if problems are detected.
$650 for a full sewer scope inspection
Inspection is limited to accessible clean-outs or main drain access points. Additional fees may apply for difficult access or multi-family configurations.
Pool Inspection
Our BASIC pool inspection is a basic visual evaluation of accessible components including the pool structure, decking, coping, visible plumbing, pump, filter, and safety features such as fencing and gates. This inspection does not include pressure testing, heater performance, or detailed evaluation of the filtration system.
$175 Basic Inspection (not available as a standalone)
Our ADVANCED Pool Inspection provides a comprehensive evaluation of your pool’s structure, systems, and safety. This service goes beyond a basic visual check and includes:
• Structural Assessment: Identifies cracks, surface defects, tile damage, and deck issues.
• Equipment Testing: Evaluates pump, filter, heater, and automation systems for function and safety.
• Electrical & Bonding Check: Verifies GFCI protection, bonding of all metal components, and safe pool lighting.
• Safety Compliance: Reviews fencing, gate latches, drain covers (VGB compliance), and required safety devices.
• Water Quality & Flow: Includes chemical testing and ensures proper circulation and skimming.
• Leak Detection: May include dye testing or pressure testing of underground lines when needed.
